Exterior Change Requests – Windcrest Community – Holly Springs, NC
THE PROCESS
The governing documents for the HOA require that owners seek approval from the HOA for any exterior changes to their lot. This is often referred to as an Architectural Request or Change.
Projects that require approval: fence install, new shed, driveway extension, new exterior paint colors, large scale landscape changes, etc.
If you are replacing an existing deck or giving the exterior a fresh coat of the same color paint, please proceed. These are considered home owner maintenance items and do not require pre-approval.

what will be needed
All applications should include accurate and detailed information regarding your project. This information should be easy to understand and include drawings with a plot map outlining location within your property lines plus notes that include plans, elevations, construction details, colors, location, etc. as necessary to fully describe the proposed project. For example:
Painting – attach color chips or samples
Fences – specify materials, style, height, color and mark location using x’s on lot survey, etc.
Extensive landscaping – include copy of landscape plans, specify types of trees, plants, shrubs, etc. Indicate on your lot survey the approximate location of your plantings using x’s.
Please include as many details as possible to summarize your exterior change plans. The more details the better. NOTE: Generic statements like, “I want to install a fence.” will not be accepted and will delay the approval process.
Most applications will require a birds eye view map of the lot showing the location of proposed changes. Attach a copy of your official lot survey received at closing. Your official lot survey should show only your lot with property lines, building envelope, and any easements or buffers. Mark your change(s) in colored pen or marker and include any side notes with measurements. Show dimensions and state the distance of how far your change(s) will be from your property line. Not required if only painting exterior. These can also be downloaded from Wake County iMap records.
NEIGHBOR SIGNATURE PAGE
Please speak with and obtain signatures from all property owners having common lot lines with your property along with property owners who may reasonably view the improvement from their property. This signature is not for approval or denial of any application. It is simply acknowledgment of the changes you are proposing. Owners can obtain signatures while application is under review; however, official approval can be granted until these have been received. You can print out a Neighbor Signature Page. One will also be sent with emailed receipt.
RESPONSE TIME
The Review Committee has up to 30 days to render an official decision.
To speed up this turnaround time;
– include as many details as possible; color sample, install locations
– print out a Neighbor Signature Page now to include with your submission
